Where do these numbers come from?
Every figure is transcribed from the authority’s own published fee schedule (a city or utility page or ordinance), then checked so our component lines add up to the total the authority itself prints. Each estimate shows the exact source link, the effective date, and the date we last pulled it. If we can’t verify a jurisdiction, we mark it "coverage requested" rather than show a guessed number.
How current is the data?
Impact-fee ordinances turn over on cycles, often July 1 or January 1. Every schedule carries a next-review date and our pipeline flags schedules that are due to be re-pulled. When a schedule is past its review window, the estimator shows a "verify current" badge so you never rely on a stale number without knowing it.
Why are city fees and utility fees listed separately?
They are separate legal authorities. A municipal impact fee (roads, parks, fire, police) and a water or wastewater connection fee are often levied by different entities, and a parcel can owe both. We model each authority on its own so an estimate reflects every entity that can bill your project.
Is this a substitute for the jurisdiction’s official estimate?
No. Use it to plan and compare quickly; confirm the final number with the jurisdiction before you rely on it for a pro forma or permit. We link straight to the source so that last step is one click.
How is this different from a fee database or the city’s own PDF?
A directory shows you raw fee numbers; the city’s PDF shows one schedule. ZoneSheet computes your specific project: it itemizes every applicable fee, sums them into a project total, and shows that our total equals the figure the authority itself prints, with the source link and effective date attached. The same verified data is also available as a JSON API and an agent (MCP) tool, so your spreadsheet, underwriting model, or assistant can pull a sourced fee directly rather than re-keying it from a page.
